Kivells’ September Collective Property Auction exceeds £2.9 million

Kivells’ September Collective Property Auction was a resounding success. With 51,000 online property views, a 100% sales success rate, and sales topping an impressive £2.9million, it was an unforgettable evening for sellers and buyers alike. 

This year has seen over £15.3million of property and land successfully go under the hammer with Kivells and, with two auctions remaining, 2023 is set to be the company’s most successful year to date. 

More than 300 people filled the auction room at Lifton Strawberry Fields in Devon including bidders keen to secure their favoured lots, vendors, Kivells staff and spectators simply wishing to watch the action unfold. 

Solicitors, surveyors, and other property professionals from across the West Country were also invited to experience the late summer auction and observe the 16 lots on offer go under the hammer, which included land, residential property, and development opportunities. 

First up on the evening were two former commercial premises, located on the periphery of Liskeard town centre. The atmosphere in the room was electric as onlookers witnessed the willpower of multiple bidders, who were determined to win this unique development opportunity. Bids came in thick and fast, surpassing the guide price of £70,000, selling for an incredible £224,000, to the delight of the vendor.

The land market remains very busy with plenty of land offerings, and rural properties, also set to feature in Kivells 18th October and 22nd November Collective Property Auctions, extending the traditional season well past the summer. 

Approximately 12 acres of pasture land in Upton, Bude sold for £485,000 against a guide of £150,000; a jaw-dropping £38,279 per acre! 0.76 acres of pasture and amenity land in St. Keyne sold for £51,000, £41,000 above it’s guide, 2.59 acres in Golant, Fowey sold for £46,000 against a guide of £40,000 and 1.03 acres in St. Austell saw the hammer fall at £40,000, £10,000 above its guide. 

Kivells’ geographical reach was perfectly demonstrated when 1.05 acres of land, including a willow plantation, in Nancledra, Penzance sold for £37,000 against a guide of £25,000 and 21.08 acres in Woolsery, Bideford sold for £215,000 against a guide of £220,000. 

A useful block of some 40 acres of pasture land in Camelford sold for £525,000 against a guide of £320,000, 24.49 acres of productive pasture land in St. Neot reached its guide of £250,000, 3 acres of attractive woodland in Manhamchurch Bude went beyond it’s guide of £30,000, selling for £65,000 and 3.06 acres of gently sloping pasture land in Rilla Mill sold for £35,000, £18,000 above its guide. 

Kivells’ September auction included a diverse range of property including a 0.67 of an acre building plot in Bradworthy, with full planning permission for a detached 2 bedroom single story dwelling, which sold for £134,000 against a guide of £115,000, and a substantial three story residence in Cardinham, selling for £290,000, £40,000 above its guide. 

Two Grade II listed properties also featured during the evening. A four bedroom detached cottage in Old Mill, Callington, sold for £166,000 against a guide of £150,000 and an imposing former Toll House in St.Breock, Wadebridge exceeded it’s guide of £60,000, selling for £185,000; two fantastic renovation projects for the successful bidders. 

With huge interest in the run up to the event, and multiple pre-auction offers received, the former nursery in St. Keyne concluded Kivells’ 8th auction of the year, and it did not disappoint. Bidding was fierce for this rare opportunity with the hammer falling at £135,000, £105,000 above its guide price.
