As spring fast approaches you may be starting to think about beginning a new chapter in your life - moving house or even the exciting milestone of buying your very first home.

This time of year is a period of transition, from the dark and cold winter days to the bright spring vibes. As nature begins to come to life, so do we. So, if you’re thinking of selling, or searching for your dream home, it’s always worthwhile registering with your local estate agent.

Kivells Sales Negotiator Natalie Fitch has provided us with her top tips and explains why being registered with your local agent is so important, especially in such a vibrant and buoyant property market.

Contact Details and Property Alerts

Providing an agent with your contact details, including an email address and mobile number, is one of the most important first steps for any person on the lookout for a property. Email or text message alerts are often sent out prior to a property going live online, so those who are registered are already one step ahead of someone who will be viewing the property online amongst many other potential buyers.

Your Requirements

When registering your details with an agent they may ask you how many bedrooms you need or what particular areas are of interest to you. I would say to keep an open mind! Don’t limit your search too much. There could be room to extend to create a bigger kitchen or add an extra bedroom. There may be scope to build a garage if that’s what’s high on your priorities. Finding a suitable property is a process of elimination until you find the one that feels just like home.

Thinking of Selling?

If you are looking to sell your property in the near future it’s always best to register as an applicant before arranging valuations. This will allow you to see how that agent treats their potential buyers. What are they going to do differently from another agent? Will they be trying to sell your property before it’s gone online or will they do nothing and expect the business to come to them?

By registering as an applicant you really get a feel for the different agents. You will always remember the ones who were efficient, professional and friendly and will know to go back to them in the future.
