The adverse weather conditions didn’t dampen anyone’s spirits at Kivells’ July Collective Property Auction where 9 sought-after lots went under the hammer, recording yet another 100% sales success rate for the company; a fantastic result for sellers and buyers alike.
Kivells’ seventh auction of the year, which took place at Lifton Strawberry Fields in Devon, achieved in excess of £1.5 million in sales; a total of £12,470,000 worth of land and property sold by this method of sale so far this year.
The auction room was packed with prospective buyers keen to secure their dream lots, ranging from land and residential property to commercial opportunities and a garage.
Bidding was fierce for the 1.92 acres of land at Sowden’s Bridge, Pelynt. Comprising a delightful amenity area, interspersed with mature trees with a useful small paddock in the east, the land exceeded its guide price of £20,000, selling for £50,000.
38.75 acres of highly productive arable land in St. Merryn, also benefiting from a versatile farm building with planning permission for a large replacement, sold for £500,000 against a guide of £550,000. 10.71 acres of level pasture land in Caradon Town, contained in three enclosures, reached its guide of £110,000.
Residential property generated huge amounts of interest, both in the run up to the event and in the auction room. 2 Varley Terrace, a characterful period property in Liskeard, sold for £150,000 against a guide of £140,000 and 5 Rennie Avenue, a fantastic first time buy or investment opportunity in Plymouth, saw the hammer fall at £99,000, £9,000 above its guide.
Melrose Bungalow, a charming two bedroom detached bungalow in St. Wenn, occupying a generous plot of 1.93 acres, surpassed its guide of £325,000, selling for £385,000.
Star lot of the evening was 6 The Crescent in Common Moor. This three bedroom bungalow, requiring extensive renovation or redevelopment, received masses of interest prior to auction, reinforcing Kivells’ strong marketing campaigns. The bids came in thick and fast, seeing the hammer finally fall at £194,000, a phenomenal £104,000 above its guide.
A rare opportunity to acquire a ground floor retail premises in Liskeard, representing a great investment opportunity, sold for £39,000 against a guide of £20,000, and a garage located within a popular residential area in Liskeard exceeded its guide of £15,000, selling for £33,000, perfectly demonstrating the variety of lots sold through this method of sale with Kivells.
