Kivells’ October Collective Property Auction saw 10 lots go under the hammer at Lifton Strawberry Fields in Devon including; residential property, land and development opportunities, achieving more than £870,000 in sales, a fantastic result for sellers and buyers alike.

Land and development plots continue to generate strong interest across the south west with 33.20 acres of land at Jennycliff, boasting extraordinary uninterrupted views across Plymouth Sound, towards Drakes Island and the Breakwater, seeing the hammer fall at £280,000 against a guide of £250,000.

A 0.15 acre plot at Michaelstow, with great potential for a variety of uses, reached its guide of £30,000 and an existing agricultural building in Trespearne, benefiting from Class Q permitted development and set on a plot of approximately 1.2 acres, sold for £130,000 against a guide of £145,000.

Residential property also proved popular throughout the evening with 1 Grosvenor Mansions, a generous two-bedroom first floor apartment in Bude, selling for £100,000, £10,000 above its guide. 29 Exeter Road, a three-bedroom semi-detached town house in Okehampton, exceeded its guide of £185,000, selling for £218,000.

One of the many benefits of selling by auction is that vendors can also accept an offer prior to auction. Kivells’ strong marketing campaigns were perfectly demonstrated when 2 Mill Cottage, a two-bedroom semi-detached barn conversion in Tremeale sold prior to auction, to the delight of the vendor.

Kivells Director Sam Turner MNAEA commented, “Kivells’ collective property auctions continue to generate fantastic results for our clients. Being legally binding at the fall of the gavel, this traditional auction method provides vendors with peace of mind knowing that exchange takes place there and then on the night with the buyer completing the purchase within 28 days.

With this method of sale becoming increasingly popular, we have ensured prospective sellers have multiple opportunities to auction their properties with us during 2025. With 11 auction dates planned throughout the year to choose from, our experienced team can ensure your property is auctioned on a date which suits your circumstances with a guide price which will generate strong interest and the best possible sale price.”
