Sam Turner MNAEA, Area Manager and Property Auction Manager at Kivells, discusses the benefits of taking your property to auction and the huge success of Kivells’ Collective Property Auctions.
Kivells have a long and proud history of successful property auctions, from residential family homes and barn conversions to farms, land and commercial properties, utilising the diverse skills, expertise and experience of the team.
Selling at auction has proven to be a popular method of sale for the right property for many reasons. This is, in part, due to the incredibly smooth running of the entire auction process, especially the end transaction which ensures properties are sold on the night at the fall of the hammer with an immediate exchange of contracts and completion within 28 days. This negates the need for a sometimes long and drawn out sales process and ensures the buyer is committed to the sale.
This method of sale can also result in a quick sale, with properties extensively marketed, often with numerous block viewing days, culminating in an auction room of active buyers all gathered in one place at a defined time with the sole intention of acquiring your property.
All properties are auctioned with a reserve price, utilising Kivells expertise, for peace of mind and to ensure the property has the best chance of selling for a price the vendor is happy with. In many cases, with bidders competing for the same property, reserve prices can be far exceeded.
Kivells auctions have attracted interest from across the United Kingdom, for properties marketed by our offices in Bude, Exeter, Holsworthy, Launceston and Liskeard. We are proud to hold our auctions at Lifton Strawberry Fields in Lifton, Devon, a fantastic and relaxed venue which can be full to capacity on auction nights and is easily accessible.
Kivells have fantastic and experienced auctioneers, so we can conduct all aspects of proceedings with highly trained staff, managers and directors in attendance to guide bidders and vendors alike through the auction at all times. The most recent Kivells auction in July saw sales topping an impressive £3.4 million, with over £12.7 million sales to date in 2022.
The next auctions will be held at Lifton Strawberry Fields on Wednesday 7th September and Wednesday 26th October 2022 with a full calendar due to be announced for further auctions throughout 2023.
We have seen tremendous activity throughout this year from buyers who are very keen to purchase at auction and I would invite anyone considering selling in our future auctions to contact their local Kivells office today.
