On a sunny Spring evening at Lifton Strawberry Fields in Devon, 14 sought after lots went under the hammer in Kivells’ April Collective Property Auction, resulting in over £4.9 million in sales being achieved, a phenomenal result for all involved.
With residential property, farms, land and development opportunities on offer, the bustling auction room was full of eager bidders hoping to secure their desired lots.
Gabber Farm and Land at Paiges Farm in Plymouth, available in 4 lots, generated strong interest in the run up to the event, seeing all lots sell for a combined value of £2,100,000.
78.70 acres sold for £525,000 against a guide of £550,000, 22.69 acres sold for £310,000 against a guide of £180,000 and 64.53 acres sold for £450,000. Gabber Farm, a seven-bedroom farmhouse, range of adaptable dairy and general-purpose farm buildings and land totalling around 35.62 acres, saw the hammer fall at £815,000 against a guide of £850,000.
Land continues to generate strong results in the auction room with demand continuing to grow across the West Country and beyond. 24.63 acres of land at Portington, Lamerton sold for £355,000 against a guide of £215,000, 64.85 acres at Oatham, Sydenham Dameral sold for £565,000; £115,000 above its guide and 11.74 acres at Hallworthy saw the hammer fall at £160,000 against a guide of £135,000.
The development opportunities on offer at Kivells’ April auction also proved popular with a plot for 2 dwellings in Widemouth Bay seeing the hammer fall at £380,0000, £20,000 above its guide. The building plot between Crossways and Wileyside in Hallworthy sold for it’s guide of £100,000.
Leatside Cottage and Moll’s Yard, two and one bedroom terraced houses located in the heart of Port Isaac, sold to an online bidder for £358,000, £33,000 above their guide.
Highfield, a four-bedroom house in Bondleigh with a range of useful outbuildings and set within 3.36 acres of gardens, yard and paddock also exceeded it’s guide price of £375,000, seeing the hammer fall at £440,000.
Two lots sold prior to auction, reinforcing Kivells’ strong marketing campaigns. 7.89 acres of land at Whey Cross, Underleigh sold for £90,000 against a guide of £70,000. Pillaton Mill, a period detached residence in Saltash occupying 2.10 acres of mature gardens and level pastureland, sold for £415,000; £65,000 above its guide.
