A Tenant Guide to the Lettings Process

Letting a property can be a very stressful and Kivells want to help tenants to make this process as easy and stress free as possible. Our guide runs through the step by step process from finding your dream home to collecting the keys! 

Once you have found the perfect property, we would start by obtaining references for all tenants over 18 years of age, this would include an income reference, current landlord reference and a credit check. Once we are satisfied your references are satisfactory, we will then agree a move in date with yourself and the landlord. 

Behind the scenes Kivells agents will be working hard to ensure the property is fully ready for your move in; instructing legal safety certificates, property repairs where needed and start of tenancy cleans. 

Following agreement of a move in date, a Tenancy Agreement would be drawn up, with all tenants listed on the Agreement. This would be provided to you prior to the tenancy commencing, to ensure you are satisfied with all of the terms of the Agreement prior to signing. 

Before you sign the Agreements, we would require the first months rent and deposit (usually 5 weeks rent). The deposit would then be placed within The Deposit Protection Scheme (DPS), and would remain in the Government approved scheme for the duration of the tenancy. 

Prior to the move in, an inventory of the property condition would be produced. This document would be used as evidence in the event of a claim for damages at the end of a tenancy. 

On the day of the move in, the Tenancy Agreement, accompanying documents and inventory would be signed, and keys would be released. If your property is managed by Kivells, all further rent payments would come through us, and any issues with the property promptly reported to us. 

If your property is instead managed direct by your landlord, all communication would be through your landlord following the handover of the keys on move in day. 

Tenant protection 

Kivells is a member of The Royal Institute of Chartered Surveyors (RICS), which has a client money protection scheme, and also a member of The Property Ombudsman (TPO), which is a redress scheme. You can find out more details on the agent’s website or by contacting the agent directly.
